My thoughts are the design review process can be improved by getting some feedback from the public on design elements. I believe there can be middle ground by allowing some mechanism to solict public...
Robert Moses had a very similar view with planning, for what's it worth. I've given my opinion and the rational. Take it or leave it.
I strongly believe in the Design Review Panels however introducing a little public participation into this process would be beneficial IMO. Right now its a panel of experts, which is good, but...
I didn't realize their impact would be that profound. Wow!
Hey, I think you just found something the pro-, indifferent and anti-casino crowd can all agree on! :p
BTW!!! That PDF has changed, and not for the better!

It doesn't matter of this building proposal was 10 storeys or 60 storeys. The response from the NIMBYs would be exactly the same: It's too high!
Can the ongoing debate about casinos be moved to the Toronto issues thread.
This thread should be specific to the development of Oxford Place, which will likely proceed in some form sans a casino...
To clarify my comments, I do not believe in height and density limits at a site like 2 Queen E or Yonge and Eglinton. The more density at these locations, the better. I have major issues when...
Good news!
Eventually Toronto will lose its fear of height and density.

At the corner of two transit lines yet we see a reduction in height and density. I wonder if there is some NIMBY group that's celebrating this 6 floor reduction. Rather than be fearful of height and...
I agree- the current height limit set in zoning is 76 metres... I believe the lands also included in the tall building guidelines with recommendations up to 106m. Lastly, 160m is an arbitrary number...
The 2002 Official Plan is an excellent planning document. It spells out the vision for Toronto: a vibrant downtown core, a revitalized waterfront, intensification in the various centres and mid-rise...
I wonder if this project still contains a substantial residential component.
I was just thinking that from the pic above. It's a killjoy for the area. I'm all for intensification but not if it looks like that! I'm not a design person, so what went wrong with the Pemberton...
Were the people that have been advocating a park at 11 Wellesley expecting it to run all the way to Yonge St or is this just an UrabnToronto phenomenon. From what I understand no one was advocating...
A big obstacle to the construction of mid-rise buildings is the current zoning regime. Toronto's Chief Planner is in the process of revising Toronto's zoning bylaws along the Avenues to allow...
The building hit at least a temporary road block with city planners, who say it represents “overdevelopment” for the area. But last week, Gary Switzer, CEO of MOD Developments, cleared a major zoning...
Toronto’s condo towers: are they getting too tall?
Toronto developers are aiming ever higher with their “supertall” condos. Experts weigh in on how high is too high.

Renting out a private parking spot in Toronto is illegal
In about 20-years, I would not want to be an suburbanite that has to drive into Toronto and find parking. It will not be a pleasant experience. A little off topic, but Toronto's regressive bylaws...
