Beyond The Sea & Star Tower (Etobicoke Wtrfrnt, Empire, 26 + 37 + 44s, E.I. Richmond)

With towers 1+2 arranged in a north-south fashion, tower 3 (Star Tower) is located to the immediate east forming a triangular shaped podium. With the third tower addition, purchases in tower 1 have next to no water view left. I understand when Empire added Star Tower, everyone was entitled to a new recision (SP?) period and can walk away from the deal given there was a 'material' change in the condominium disclosure (well yeah! they only added one 44-storey tower which blocks the view).

Also, while I was speaking with City Planning staff in April 2008, I was advised that no planning approvals nor development planning applications have yet been submitted for the Star Tower, that site will require a rezoning and site plan approval, which will be a lengthy process. It seems like Empire just started selling tower 3 without securing any type of approvals from the City. So if you are looking to purchase in Star Tower, you may want to investigate and consider this issue further.

Indeed ... the Star Tower (if and when it is approved) will be located immediated to the east of Towers 1+2 where the strip plaza (with Rabba Foods) exists today... see site plan link below from Empire's website

It appears Empire finally got their act together to submit OPA / ZBA application for Star Tower on June 6, 2008 ... after the building is substantially sold out?? I honestly don't know what they are thinking ...

Here's is the preliminary staff report ... it seems like there are still many issues to be worked out ... far from final approval IMO

Just realized this thing is over 150 metres tall and the equivalent of a 50 storey building to the top of the roof.... in Etobicoke no less.

ground level to main roof: 132.53m = 434' 8"
ground level to top of architectural element: 151.85m = 498' 1"

this should not be approved until they increase the height by at least 2 feet..:D

I believe that they are new traffic lights. The portion of Lakeshore from just west of these traffic lights to Parklawn is wider then the rest of Lakeshore in Etobicoke. I am unsure to what the reasoning could be.

Really? Check out Lakeshore's width elsewhere in Etobicoke--it'd be more apt to say that the portion from just west to the lights to Mimico Drive or so is *narrower* than the Etobicoke norm. (And the blame for the extra width probably goes to 20s/30s widening, back when this was the early auto age's main drag from Toronto to Hamilton.)

So fencing has gone down from around the site of phase 1 and 2 while tenants are slowly vacating the strip mall property (Rabba is moving out Sep 1 to a new location in the waterfront business centre).

I assume they're planning to break ground on this all at once, or is something wrong with the first phase?

I would surely HOPE that they start phase 1+2 first considering application process for phase 3 was started AFTER sales of Star Tower began .... approvals for phase 3 is far from complete IMO

So, what would happen if the City doesn't approve the 3rd phase? Or maybe approve 40 stories instead of 44.... any ideas? :confused:

Thats why builders do pre-sales ... they can always cancel projects and return your money on Phase 3 (although unlikely)... but towers 1+2 are good to go though

If you want to know the approval progress of Phase 3, you can call Shelly Tulloch (416.394.8208) in City Planning and find out, quoting file # "08 166911 WET 06 OZ" and address of "2230 Lake Shore Boulevard West"

hey all - am new here, thanks to Tomms. some of you do know me but i'm operating under a pseudoname for specific reasons. I'm a mimico'dian - been there for the past 12 years and watching it grow steadily. i'll be able to provide updates on this and the other construction in the area as it's my back yard essentially and drive past it all daily.

that said, i'm also involved with several community circles in the area and from time to time get some intriguing information about projects in the area. had an opportunity to speak with Mark Grimes, councillor for Ward6 Lakeshore Etobicoke on 9/5

Phase 3 still not approved... perhaps end of September.. several zoning issues.

Tenants are slowly phasing out of the plaza slated for demolition. NoCeri's will be closing their doors for good at the end of the month, with a big blowout bash while Rabba will be moving in a week or so west a few blocks. The rest will follow accordingly.

Offtopic - When queried what's on the table for Christie's across the street - originally it was believed they were closing their doors for 2012 but Grimes indicated they are NOT moving the cookie plant and they are in fact spending oodles of dollars to keep it and the developers across the street. I guess time will only tell.

I'll bet 10 bucks that's not true... Christies will be a major new community within 6-8 years, much lauded by their new home owners, much despised by the UT forum.

Wouldn't it be cheaper to produce cookies in Mexico and sell them in Canada?

Totally agree this area is already shaping up to be great community.Of course there is a couple of UTM that may think otherwise,they prefer the concrete jungle over greenspace.Christies is not going to survive,already some of the major food producing companies in the GTA is opening plants in Mexico where its about %35 cheaper to make the exact product.If you think they can compete in this global market in this location you be dead wrong.

i don't think for a second that they will survive down in mimico. if they choose to spend the money to stay, that's their corporate call. i was well under the impression that the plant was on the sales block with Monarch Developments chomping every crumb.

It's not nice to move into a neighbourhood and immediately start trying to kick out the neighbours. Christie's stay as long as they want to.

You're talking about the Mimico Creek, not the Humber. The Humber River is nearly a kilometre east of Beyond The Sea.

welcome empiremaker ... while there are redevelopment potential for the Mr.Christie's property ... it may be far on the horizon still

when the property becomes available though, I wouldn't hold your hopes up for a large scale retail development with discount retailers like Walmarts, No Frills, Food Basics etc because (1) the land is too expensive for big-box developers like SmartCentres to have tenants of that type and (2) retail developments generate less property value than high rise condo development, assuming our economy can continue to support condos

Retail is planned in the podium of Somewhere Beyond the Sea facing Lakeshore. Furthermore as the number of condo residents in the community reachs a critical mass to support retail uses the developers will follow through with more retail units in the area (not sure about that 'humanity' etc Empiremaker was suggesting - if the area can't support investment in retail, nobody in going to take a high risk endeavour and build something that isn’t economically viable on high-value land). Although I highly doubt a new shopping mall will be part of the mix – it’s more likely that retail in podiums with condos above will become a more common format in future buildings - which was lacking in the condos that were built in the first half of this decade in that area.

true enough there isn't enough retail in the area given all the new condos built or to be built in the area ... there is only limited podium retail space in Waterview 1+2, Grenadier Landing, and Waterford Towers ... however these podium spaces tend to support only small tenants such as convenience stores, dentists, and dry cleaners ... a decent sized food store wouldn't fit in these spaces

the only larger scale retail complex is the Sobeys on The Queenway, but the QEW is in the way separating it from the Humber Bay Shores neighbourhood

And I can't see many condo-dwellers tempting certain rape (well, *they'd* think so) by ped-crossing via Humber Loop...

This gives an indication of developments in the vincinity, you can figure out for yourself where the towers are on each site to figure out if views are going to be blocked or not

This project still hasn't begun digging even though all demolition on the phase 1 and 2 site was completed months ago.

Can't wait to see all three of 'em rise up...
