Looking for rentals in Downtown

I am moving to Downtown next month. I am busy with searching a place to stay. I was searching for 1 bedroom apartment in the past 3 months, but I hadn't found out any. My friend is living in Downtown has introduced me a providers called the Mac Suites, I had gone through their portal and found out their rental schemes http://www.macsuites.ca/downtown/market-square-100-front-street/, is it worth of cost? I don't have any idea related to rentals. Any ideas, please. Suggest me some alternative ways to cut down the cost.

what do you mean their rental schemes ?

dt condo rentals go for $36 +/- psf per year depending on location but obviously you furnish it yourself.


also, get a realtor to help by providing you with listings.
they'll be paid by the landlord for finding tenant, so no cost to you

That seems hideously overpriced, even for a furnished rental. $4k/month for a one-bedroom is almost unheard of. You should be looking at closer to $1500 to $2000 per month for a furnished one-bedroom.

Between Kijiji, Craigslist, ViewIt, PadMapper, and realtor.ca, you should be able to find something much more affordable, no problem. Even Airbnb would have lots of cheaper options, if you don't want to sign a lease right away. Or as cdr108 suggested, talk to a realtor.

Rents, particularly furnished corporate suites (basically upper upscale furnishings: http://www.str.com/Media/Default/Documents/STR_Chain_Scales.pdf), are pretty expensive but Macsuites is overpriced IMO.

Most hotels will also negotiate a weekly/monthly rate well below their daily rate (especially during winter). I've stayed at the King Eddy in an 800 sqft suite for $4500/month (after taxes), but that came with lounge access (breakfast/dinner/drinks), housekeeping, and other usual hotel amenities.

If you're staying for a year+ I'd just pick something unfurnished off viewit.ca, plan to make a run to Ikea, and book a couple nights in a hotel when you arrive to give time to assemble your new place.

Hi! I cannot make a new post yet, so posting it here. My working place is near the UofT and I am eager to get a particular unit (3K/month) with 2 bed and 2 bath to rent at Burano (832 Bay street). But I am a bit disheartened by the amount of students in all the buildings around at the Bay street corridor.

So, here I am to get a lifestyle suggestion from you guys. Given that our annual pre-tax salary is going to be ~200K, and that we aim at saving at an unusually high percentage of the total income as we are at our mid 30 but graduated from the school only recently, how much should we pay for condo rent per month? We are newly moving to Toronto, and astonished by the fact that the decent condo buildings here are all crowded by students. Apparently, paying 3K is not enough to get a living place near UofT where professionals similar to us will reside. Are we cheaping out too much by setting the maximum rent at 3K?

If I did not have this restriction of unusually large amount of saving, how much should I have spent on renting just to ensure a place with mostly professionals residing but is also close to UofT and the subway? Which buildings would be of that kind? Or is it the case that if we decide to live near UofT and the subway line, there is no way of having a building without a lot of students because all of them will have some units with affordable price?

Near UofT but no students? Good luck. Hope that someone knows of a building that strongly enforces rules so maybe at least those students aren't always disturbing the peace.

Any inside scoop on this particular building (Burano) I am interested in? All I find in the interest is that this building is great but when I walked around, I did not find a way to distinguish it from the other buildings. In fact, the lobbies of the other buildings are considerably more beautiful.

it's not necessarily your budget that's an issue as $3,000/m is good/high but the buildings you're looking at.
many of the Bay Street condos have small 'investor' units that can fit 2 students in 1 bed +1 den.

there are some older buildings with large units and more owner occupied around the area.
get a realtor to help by providing you with listings.

When comparing tenants to owner-occupants, people are always going on about "pride of ownership," but there are few rental buildings whose owners actually care that much about their premises. 44 Charles St. West appears to be one of the exceptions. I took possession of the apartment I am moving to there later this week, and it is impossibly spotless. Not a speck of dirt anywhere in the kitchen, 2-year old appliances, completely repainted, (real) wood floor refinished. From what I could gather, they allow a 3-month period between tenants to do whatever work is required to bring the place up to their standards. About $38/sq.ft./year all inclusive, depending on the floor.
