    Toronto Forma | 308m | 84s | Great Gulf | Gehry Partners

I've already been spectacularly wrong on this thread (and others), but that's not how density calculations work. An increase in the floor to ceiling height doesn't mean a reduction in units or a reduction in the floor area. Floor to ceiling height isn't part of the density calculation. A...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

I don't know anything about this building or its owner, but it's very rare for a project to be cancelled at this late stage: after completing excavation and cranes being installed. This is because the construction lenders would never loan the money unless they had a near guarantee they'll be...

Ah, I've seen my error. I was confusing the Eclipse building for the one at King and Duncan.

I'm confused. Isn't the Eclipse Building the site of the east tower? Is/was the plan to plop the east tower on top?

Does that confirm the east tower will no longer be built as planned? Pure speculation but could this mean one tower development with real estate market softening?

    Toronto's push for more family-sized condos (3bdrm+)

Toronto's politicians and planners have been pushing developers to build more family-sized, what I'll define as 3 bedroom plus, condo units in recent years. Often times it's now conditional of rezoning approval in the downtown area. I do believe there is a need for these larger units if we want...

Yes, please on the retail at street level. This is the kind of set up you'd expect to see in Houston, not Toronto. I don't have an issue with density when done right, but these plans are horrible.

    New Transit Funding Sources

JM has been tweeting about the benefits of using tolls as a congestion management tool. Is there a population of motorists that would welcome the tolls if it resulted in the reduction of traffic gridlock along the Gardiner and DVP? With the densification of the city, traffic will be getting a...

    New Transit Funding Sources

Exactly! There was a comment in one of the papers today from an Oakville resident, proclaiming that road tolls would be a disaster for downtown businesses. Instead of making the trip to Toronto to shop at the Eaton's Centre, he's now more inclined to stay local and shop in Oakville! This is a...

    New Transit Funding Sources

EXCELLENT NEWS! $300 million a year will be able to fund incredible investments in the TTC. Downtown Relief Line may just one day get built (if the money isn't misappropriated).

Toronto Haven On The Bluffs Condos | 38.71m | 10s | VHL Developments | Master Building

Toronto's Official Plan and Chief Planner Jennifer Keesmaat call for these types of mid-rise buildings to line the Avenues, but this one is taking forever to start construction. I wonder if it's the area? If so, the vision of the Avenues may not materialize in some parts of the city.

The staff report is surprisingly positive, and doesn't follow the usual mantra of being too tall and dense. It's balanced and reads exactly how a staff report should read. What is behind the change in tone from the planning department?

    Toronto 100 Queens Quay at Sugar Wharf | 117.34m | 25s | Menkes | B+H

And why not? You state there is a glut of commercial building proposals in the pipes that will take considerable time for the market to absorb and on the other hand decry residential development for the site, hoping it remains vacant until it can be developed for office space. Personally, the...

    Toronto The One | 328.4m | 91s | Mizrahi Developments | Foster + Partners

Uhh.. All new development proposals that do not conform to existing zoning or the Official Plan must go through a proper statutory planning process for approval before they can be built. KWT is just grandstanding by implying there are developers that don't go through the proper planning process...
