Here's what the site looks like now. The area desperately needs the investment. The city does a bad job maintaining roads and parks in the area. Infrastructure isn't improved when improvements are needed. The traffic bottleneck on St. Clair at the underpass between Keele Street and Old Weston Road comes to mind. The street where this building will be built doesn't even have a sidewalk for half of its length, even though it connects a neighbourhood to all the shopping options in the area. It goes without saying that development needs to happen in the area because the status quo is stagnation and decay.

The government never created a high-value urban revitalization plan for the Stock Yards, unlike the great work that was done to revitalize the West Don Lands or King West. Those areas were once gritty and barren like this area but are now quite attractive. Having an additional 1,255 taxpayers will surely help. With that said, once you build a residential tower, it's probably going to be around for a while. The design and proportions of the building are important considerations, no matter where the building is proposed.

It is unsuitable for residential as there will be pressure to get rid of existing employment industry meat processing etc. due to smells as has happened nearby. New residents will complain about presence of trains in the yard next door as well as GO trains passing through. It will also bring increased traffic on local streets nearby including reopening the west end onto Ryding Ave. It is a long walk east to Keele St. and not very appealing either. Likewise long walk to poor TTC service on St.Clair west of Gunns Loop.

It's a short walk to Gunns Loop and the nearest bus stop on Keele Street. It's important to encourage mixed-use development to provide a base of people to support the local businesses. Otherwise, only car-dependent retailers will move into the area like big box stores. Those kinds of businesses generate significant vehicular traffic.

These lands have sat empty for decades. No one is building factories anymore in the area. The city hasn't invested money into making the area more attractive for those kinds of uses. It's time to transition to something different.

I wasn't aware that designated employment lands were all about factory's?, i thought that an office/commercial-entertainment complex would fall in that same category?

I didn't mention those possible uses because there isn't any indication that there's demand for office space in this area. The only new commercial development in the area in the past 25 years has been in the way of big box retail, and it hasn't resulted in an attractive urban district. Office space hasn't been built. Investments like rapid transit, GO expansion or even expressways might make the area more attractive for office development, but such investments haven't been proposed.

I don't know what you have in mind in terms of entertainment, but new entertainment development like movie theatres, music venues, casinos, etc. are quite rare. There's a lot of land in the area that could accommodate those kinds of uses even if condos were built on this site.

I jump back when I first saw it.

The base is a disaster.

The 512 was supposed to go over to Scarlett Rd with an EA to start in 2008, but it was determine to wait a year or 2 after all of St Clair was rebuilt. Ford came to power and it die.

There was talked at one stage of having a GO Station at Keele, but like GO and their backward thinking, they wanted large distance between station and only run one type of service. Then you are also dealing with CP here.
