The proposed development consists of a 19-storey mixed-use building, located at the southeast corner of Bathurst Street and King Street West, providing a combination of residential and retail uses. The proposed overall gross floor area is approximately 22,243 square metres made up of 4,950 square metres of retail space and 17,293 square metres of residential floor area. The resulting density is approximately 11.4 FSI and the proposed building height to the top of the main roof is 62.0 metres. To accommodate this development, the buildings at 60 Stewart Street and 647 King Street west will be removed. The north, and a portion of the west façade of the existing 4-storey listed heritage building at 663 King Street West will be retained and integrated within the proposed building. The new building has been designed as a tall mid-rise building, which steps back above the height of the heritage facade, creating a 4-storey base building.
